Planning & approvals

Do I need planning permission?

Many Root & Ivy garden rooms can be installed under Permitted Development Rights without the need for a full planning application. Our pods are approximately 2.48m high, keeping them below the important 2.5m height threshold that applies when an outbuilding is positioned within 2 metres of a property boundary. Planning requirements depend on the property, location, proposed use and positioning of the pod, so customers should always confirm requirements with their Local Planning Authority before installation.

Does Root & Ivy arrange planning permission?

Planning remains the customer's responsibility. Root & Ivy can offer general advice during the site survey.

Should I check planning before ordering?

Yes. Check with the relevant local authority or planning professional where approval may be required.

Is an Ivy pod a garden room, summer house or apple cabin?

The terms overlap in online searches. Root & Ivy describes the Ivy Collection as modular garden pods; depending on use, customers may also consider them as a premium garden room, garden office, summer house or apple-cabin style space.

How much do Root & Ivy garden rooms cost?

Ivy 20 from £21,995, Ivy 30 from £26,995 and Ivy 40 from £34,995. Mainland UK delivery is included, subject to survey and access. See the full garden room price guide.

What can increase the final price?

Footings/base, electrical, plumbing, air conditioning, decking, security and exceptional logistics are priced to the project.

Are commercial bulk-buy discounts available?

Yes. Qualifying multi-unit orders can receive bulk-buy pricing based on quantity, specification, delivery and site requirements.

Delivery

Getting your pod to site

Is delivery included in the price?

Yes. Mainland UK delivery is included. Access, offloading, positioning and exceptional logistics are confirmed after survey.

How long does delivery take?

Indicatively around 60 days from survey, subject to specification, logistics, access and site readiness.

What access is needed?

The route and final position must suit the delivery and offloading method. Access is reviewed during survey.

Installation

What happens on site

What does standard installation include?

Standard delivery is to the agreed site address. Footings/base and service connections are only included if separately quoted.

Which installation services can I add?

Options include footings/base, electrical, plumbing, air conditioning, decking and security.

Can I choose more than one installation option?

Yes. Choose any combination; scope and price are confirmed after survey.

Can decking and security be added?

Yes. Decking and security are optional upgrades, specified and priced to the project.

Can the pod include a bathroom or kitchenette?

Yes. Example layouts include bathrooms and kitchenettes; final fittings and services are confirmed in writing.

Who prepares the site?

That depends on the agreed project scope. If Root & Ivy is not quoting the relevant site works, the customer must ensure the site is ready for delivery and positioning.
